The Chicago/Rockford International Airport currently has just over 100 tenants, some leasing just the land (ground lease) and others leasing buildings. A handful of tenants occupy two or more buildings.
Tenants fall into two basic categories: Industrial/Commerical and Aviation
Industrial Tenants
Industrial tenants include: manufacturers, packagers, and warehouses. Commercial tenants are few in number as all Airport properties zoned Light Industrial require a zoning variance to operate a retail business.
Industrial tenants are located primarily "outside the fence" (the official airport perimeter) as they do not require access to the primary business of any airport - flight!
Aviation Tenants
The following types of aviation tenants operate "inside the fence" so that they can access the runways:
• Companies in the aviation or aircraft industries
• Fixed Base Operators (FBOs) - gas station for aircraft providing other limited aviation services such as: cargo handling, meal prep, counter service
• Passenger Service Airlines
• Corporate Aviation
General Aviation including t-hangar tenants who house their privately-owned aircraft in buildings designed for 10-15 planes. RFD owns three t-hangar buildings housing 34 tenants. There are two other t-hangar owners who are Airport tenants: Moreland Enterprises (two buildings at the NE corner of the airport) and the Owners Association located at midfield on Cessna Drive.
Approximately 40% of our tenants occupy t-hangars, 40% are industrial with the balance being aviation-based.
